Energy Performance Certificate (EPC) Assessment Process

An energy efficiency of a building and provides recommendations for improvement.
It is required for property sales, rentals, and certain retrofit projects. The
process involves the following 6 steps:


1. Pre-Assessment Preparation

Confirm the purpose of the EPC (sale, rental, or retrofit project). Gather property data (previous EPC, floor plans, insulation records).

2. On-Site Property Inspection

A qualified Domestic Energy Assessor (DEA)

conducts a survey, including:

a) Property Measurements & Layout

b) Construction & Insulation

c) Heating System Analysis

d) Windows & Glazing Assessment

e) Lighting & Renewable Energy Systems



3. Data Input & EPC Calculation

Enter collected data into RdSAP software, which calculates the building's energy efficiency rating on a scale from A (most efficient) to G (least efficient).


4. EPC Report Generation

The system generates the Energy Performance Certificate, which includes: Current energy rating and potential rating after improvements. Estimated energy costs and savings. Recommended energy efficiency improvements (e.g., insulation, boiler upgrade, solar panels).

5. Certification & Submission

The assessor registers the EPC with the official EPC Register (UK: gov.uk, Scotland: scottishepcregister.org.uk). A unique EPC reference number is assigned, valid for 10 years. The client receives a copy of the EPC for use in sales, rentals, or energy efficiency planning.


6. Client Guidance & Next Steps

Explain the EPC findings and recommendations to the client. Advise on potential retrofit improvements to increase the energy rating. Discuss available government grants or funding options for energy-saving measures.
